  • A family member passed away after renting my condo for the past 15 years. I don’t live in the area, so planned a visit and invited real estate agents to come and look at the unit. I arrived the night before and went to look at the place for the first time since it was rented. After just a few minutes I realized I didn’t want to show it to anyone. One of the agents I was working with, Alyssa Snyder, went way beyond helpful by providing advice and sharing resources. She had a well developed list of preferred contractors and service providers that included Jim Burns as a contractor. I invited Jim and two other contractors to come and work up a project that would remove everything in the unit and turn it into something I could sell. Among the first challenges, there was a tremendous amount of ‘stuff’ in the condo that family and friends did not want. The carpet and kitchen flooring, kitchen cabinets and bath vanity were all unsalvageable, and a leaky roof over the bedroom had been there for a while. All in all, it was going to be a pretty big job. All three contractors seemed competent, but Jim had some good ideas about low cost things that would really help improve the place. I was really comfortable with him, and it seemed like he was a good communicator. Very important since I don’t live nearby. Right from the start I knew I had hired the right guy. Jim and his tiny but mighty team of three had all of the stuff removed in a matter of days. He was really good about sending me pictures at the end of almost every day. One of the first showed how they had gotten into the wiring above the kitchen and decided a small partition wall we discussed could be removed since it wasn’t carrying any load. That and they removed the long fluorescent tube lighting in the overhead and put shallow recessed can lighting in that looked so much better and brighter. Laundry area lighting was handled the same way. Each time he sent pictures it was looking better and better. Old sconce style lighting fixtures were removed and replaced with shallow cans in the hallway and garage entry way. Pictures of all of the new lighting in place with mud and tape patching done and primed was kind of a milestone. The bedrooms didn’t have ceiling lights in them, so he installed electrical boxes in the center of the ceiling and put in overhead fans with lights. They stripped all of the carpet from the place and leveled the kitchen, dining, and living room floor after using a whole box of nails to secure the underlayment. Luxury Vinyl Planking was laid over the whole front room, kitchen, front room, dining area and hallways. New carpet went into the bedrooms. The bifold doors were cleaned up and minor repairs made such that they all look brand new. All the cabinets were removed and Jim worked with a partner of his to provide brand new cabinets and countertop, and a new vanity for the bath. The results are stunning. Jim’s crew more than doubled the value of the unit. Two investors had visited prior to my choosing to remodel and offered around $73,000 to take the unit off my hands, saying after they were done they would expect to get about $110,000. Jim’s work made it possible to list the property on Friday and sell it the next day for $155,000. I recommend you talk with Jim Burns before signing a contractor to remodel a place. You’ll be glad you did.
